Application Requirements
How to apply
Thank you for your interest in applying for one of our available rental units. All applications are accepted online by clicking "Apply Now" on the specific property in the rental listings posted below.
BEFORE applying, please read ALL instructions below. Please ONLY submit applications if you meet the following criteria:
Income Requirements: Combined gross monthly income must equal to 2.5x the monthly rent. Acceptable documentation includes recent pay stubs, bank statements, tax returns, or proof of government benefits.
Credit Evaluation: A minimum credit score of 650 is required. Applicants with unpaid landlord debt, recent collections, or bankruptcies may be subject to additional review.
Rental History: At least 2 years of verifiable positive rental history is required. Negative references, repeated late payments, or evictions within the past 5 years may result in denial unless protected under current laws.
Rental Application Screening Policy
1. No Application Fees (AB 2493 Compliance).
2. We are an Equal Housing Opportunity provider. We comply with all federal, state, and local fair housing laws. We do not discriminate against any person based on race, color, religion, sex, gender identity, sexual orientation, disability, familial status, marital status, age, national origin, source of income, or other characteristics protected by law.
3. Screening Criteria. Each adult must complete and sign a rental application, submit a valid government-issued photo ID, consent to a credit and background check.
4. Decision & Notification. Applicants will be notified of approval, conditional approval, or denial. If you are approved for a unit, you will be notified in writing/by email and phone call. The signed lease & security deposit will be due within 48 hours to hold the unit. We can hold a unit for up to 2 weeks. If denied based on information in a credit report, we will provide a notice of adverse action and the contact details of the credit reporting agency.
5. Processing Time. 4–5 business days. Submission of an application does not guarantee approval or reserve the unit.

Income
All adult applicant(s) must have combined gross income that equals 2.5 to 3 times the monthly rent amount, determined by the property and location. Please complete income verification section on the application.
Rental History
Provide 2 - 3 years of rental history and rental references. Be ready to provide an email address and a request will be emailed to your current and previous landlords.
Employment
Provide 2 - 3 years of employment history and contact info of employer for verification & attach 2 copies of most recent paycheck stubs, or if self employed attach bank statements and taxes.
Credit Score
Minimum of 650 credit score required for each applicant. Please fill out the income verification section in the application to help speed up our verification process.
Who Needs to Apply
Each person age 18 or older must complete an application. Please add all children (dependents) and their birth dates as well. No smoking at all properties, and no pets at most properties. Please review the ad for specific details.
